The Park City real estate market offers some of the best Ski in Ski out property in the World

The ski town of Park City Utah does offer some of the best ski in ski out property that you can find in the world.  The majority of the land at the 3 ski resorts in Park City is privately held and therefore can be developed on.  Whereas most other ski resorts throughout the country are on publicly held land and so housing development can not occur on the ski hill.  Therefore other resorts are limited to building projects at the base of the ski resort . There are some amazing ski in ski out projects as a result of that in Park City. 

One example is the Colony development at The Canyons Resort which offers some of the largest ski in ski out building lots in the world as well as specatular views.   Some of the lots at the Colony also allow for horses.  Empire Pass at Deer Valley offers several new luxury ski in ski out condos at the highest point of the mountain at the prestigious Deer Valley Resort which is one of only 4 skier only resorts in the U.S.  

In many other ski towns with well established ski resorts the best locations for property have some of the oldest developments without any new product available.   Because of the limited amount of ski in ski out property at other ski towns the prices are extremely high and may run as high as $2000 per square foot.  In Park City you can find newer ski in ski out product, a greater variety and Park City real estate offers a better value

New Pre-Construction Real Estate Development at the Canyons Resort in Park City Utah

There is a new pre-construction project that will be taking reservations shortly.  It’s called the Dakota Lodge and it will be located near the new upcoming Frostwood gondola.  It won’t be ski in ski out but it will be gondola in gondola out.  It will also be located near the upcoming golf course at The Canyons Resort.  The starting price point for the full ownership condos is $299,000 for a studio and goes up from there.  I hear it will be running around $600 per square foot on up.  The initial reservation will require a $10,000 deposit and when it goes to contract it will require a 10% of the purchase price deposit and the balance is due when the project is finished.  So for those of you looking for a great 1st phase pre-construction opportunity consider the Dakota Lodge at the Canyons Resort in Park City Utah.  Please call me or email me if you might be interested in more information and may want to place a reservation.  Reservations will go quickly on this great new project.

 

New Park City Real Estate Development in Pinebrook

There is a new townhome development in the Pinebrook area called the Courtyards at Quarry Village under construction.  Quarry Village is becoming a mini version of Redstone Village at Kimball Junction.  It offers as an anchor Albertsons Grocery Store.  There are several restaurants now which include Buono Vita Italian Restaurant, Oh Shucks Bar & Grill, Ahh Sushi and a bagel sandwich shop.  The new Courtyards at Quarry Village offers townhomes right next to the Quarry Village within a very short walk with prices starting at $495,000 for the smaller 2 bedroom units.  The finishes they are offering look very nice with granite counters and solid wood interior doors as well as two car garages and heated driveways.  Though they don’t offer any special amenties.  Please email me or call me if you might be interested in information on this new pre-construction project.

Staged Park City Condo undercontract in 3 weeks

Last week my client’s condo in Pinebrook just went under contract in 3 weeks.  She was completely amazed and thought it might take several months.  There were about a dozen similar condos on the market with none under contract in the last couple of months.  This spring I had become an Accredited Home Staging Professional through StagedHomes.com.  This condo was my first to use my new staging skills and it worked wonders.  Staged homes do sell faster in a slower market.  She was also pleased with the price I helped negotiate for her as well.

Summer time is a great time to consider buying a condo in Park City Utah.  The inventory is great right now so you have a lot to choose from.  There are fewer buyers in town looking for a second home condo so the sellers are more willing to negotiate a better price if they really want to sell.  In the winter, there are lots of ski tourists in town excited to buy so in the winter it tends to become more of a sellers market.  So if you’ve been thinking about buying a Park City condo you should start thinking about buying now in the summer to get the best selection and the best deal.
