Fractional ownership for a vacation condo has become a popular option for those looking to purchase a vacation getaway.  The cost of full ownership has risen and requires more responsibility so that is why fractional ownership has become so popular.

In the popular Main Street area of Park City there is a new ultra luxury fractional condo hotel project that has become a hot Park City real estate product.  It will be a 5-star full service boutique hotel with completion planned for the Fall of 2007.   In this project owners receive  1/8 deeded ownership of a specific condo which allows for 35 days of use per year.  If you decide not to use all 35 days then those not used can be placed in a nightly rental pool.   There is also a space available program in place for those who would like to use more than their 35 days of allocated use.

Call me at 435-513-2848 if you are interested in more information on this luxury fractional condo project in Park City Utah or email me at julie@bestskiproperty.com.

Be Aware of Potential Transfer Tax with New Developments in Park City Utah

Tuesday, November 7th, 2006

If you are looking to buy a home, condo or vacant lot at one of the newer gated communities or at one of the ski resorts in the Park City area.  You will want to see if there is a transfer tax due upon the sale of the property.  It probably isn’t a deal breaker but it is something to be aware of that exists with many of the new developments in the Park City area.

For example, at the Canyons Resort area there is a transfer tax that will occur each time a property is sold.  Either the buyer will pay or the seller or they may even split the tax.  At the Canyons Resort Specially Planned area the tax is 2% of the sales price.   This typically affects new projects but may also affect some of the older projects so be sure to check if the condo, home or vacant lot you are interested will incur a transfer sales tax.

I get this information as early as possible for my buyer clients so they know the whole cost of their purchase and aren’t suprised at closing.  Please call me if you have any questions about buying real estate in the Park City area at 435-513-2848 or email me at julie@bestskiproperty.com.

Meeting Space helps improve a Park City Condos Rental Revenue

If you are in the market for a condo in the Park City Utah area and rental revenue is important, you may want to search for a condo hotel that offers meeting space instead of a traditional condo.  The more meeting space a condo hotel possesses the greater the potential to increase occupancy for your condo in the off season.  Location can really help you with rental revenue during the ski season but meeting space can help take it to another level.   In the off season, many corporations are looking for meeting space in a beautiful setting.  There are several condo hotels in Park City that do well and have healthy occupancy throughout the year by having corporate meetings and retreats to help boost rental revenue.  The Lodges and the Chateaux at Deer Valley Resort are a couple of condo hotels that do very well.  If you are interested in finding out more information on condo hotel opportunities with meeting space in the Park City area please call me at 435-513-2848 or email me at julie@bestskiproperty.com.  I can help you find a condo hotel that will fit your needs, budget and financial goals.
