The other day I had Russ Crandall from Fairview Window Cleaning clean the windows at my Park City home as part of my spring cleaning .  I enjoy clean windows. Willow Creek Estates in Park City Utah

The Willow Creek Estates neighborhood is located in the Old Ranch Road area of Park City Utah.  I find its a very popular area for buyers looking for a newer construction Park City luxury home that are for sale with beautiful ski area views and in a convenient location to enjoy all that the Park City area has to offer.  Its a very short drive to the Canyons Resort as well as grocery shopping in the Kimball Junction area. Many of the homes offer great views of the Canyons Ski Resort.  The neighborhood is family friendly with one of the most popular playgrounds in Park City,  Willow Creek Park a short walk away. Spring Skiing in Park City Utah

Spring is a great time to enjoy skiing in Park City Utah.  The ski resorts are open till mid April and the ski resorts in Park City tend to be quiet the beginning of April so its a great time to come out to ski.  April and May is also a great time to start looking at ski condos for sale.  There are fewer buyers in town looking and the sellers are getting less rental income so sellers become more motivated to sell.  It is also easier to look at ski condos that are for sale that are in a rental pool.  During the busy part of the ski season they can be hard to preview and most sellers keep their rental condos in a rental pool while trying to sell their condo.

The Highest Sold Price for Homes that sold in the Park Meadows area of Park City in 2011 was $3,950,000, for 2012 was $3,000,000 and for 2013 was $8,000,000. The Lowest Sold Price for 2011 was $393,000, for 2012 was $1,229,616 and for 2013 was $1,669,023.  The range in home prices can be fairly large due to size, quality, age and location of the homes for sale in the Park Meadows area.

Here are highlights from this last weekend's fun event at the Canyons Resort in Park City Utah.  It was a beautiful sunny day to enjoy watching the Canyons Resort's 18th annual pond skimming contest.  It seems like it takes a lot of courage to participate.  I sure enjoyed the humor of it as well as the silly costumes.  What a great way to enjoy a Saturday afternoon in Park City.



This ski season was Vail's first season managing Canyons Resort.  It was so nice being able to buy an Epic Pass for skiing the Canyons Resort which is good for use at Vail's other ski areas.  If you buy early its a great price.  Right now they are offering an Adult's Epic Locals Pass for

Montage Deer Valley Sales History

Below you will find the sales history for 2011 to 2013 for sold condos at the Montage at Deer Valley Resort.  The Montage Deer Valley is a luxury ski in ski out condo hotel with many wonderful amenities.  I personally have enjoyed on many occassions their restaurant Apex.  So far as of March 15 2014, three condos have closed for 2014.  The median sold price for those sold so far this year has been $3,600,000 and the median sold price per square foot has been $1,377.  As you can see in the Sales History table that the median sold price per square foot from 2011 to 2013 went up about 7.7%.  Location in the building and views play a big part on the pricing of a condo at the Montage Deer Valley.

The Silver Springs Area in Park City Utah

The Silver Springs neighborhood is one of Park City's most popular neighborhoods for full time residents with young kids.  This popular area is conveniently located across Highway 224 from the Canyons Resort area so it also offers quick access to skiing.  The neighborhood is flat which is ideal for young kids riding their bikes or walking to the Parley's Park Elementary School.  Many of the Silver Springs homes are also a short walk to the Park City Free Bus Route and a short walk to a wonderful trail system for hiking and biking.  Here is a video tour I had put together highlighting the Silver Springs neighborhood.
