One of the popular types of properties that second home buyers are looking to buy in the popular ski community of Park City Utah would be ski in ski out condos.  The Park City area offers a nice selection of ski in ski out condos for sale at it’s three popular ski areas : Deer Valley Resort, Park City Mountain Resort and The Canyons Resort. You can find either condos that are ready to use this ski season or those that are pre-construction projects requiring typically 10-20% down before completion.

Some of the popular areas at Deer Valley Resort you will find ski in ski out condos for sale would be the Deer Crest area, the Upper Deer Valley - Silver Lake area and the Empire Pass area.  At Park City Mountain Resort you will find some condos at the resort center or in the new Silver Star Project.  At the Canyons Resort there are projects at the base area which are currently built or under construction.  The Escala luxury ski in ski out project at the Canyons Resort will be ready for the 2008/2009 ski season. Ski in ski out condos will cost more than condos that are a short walk or drive away.  Typically ski in ski out condos will start at around $700 per square foot and can go as high as $1800 per square foot.

Lookout at Deer Valley - New luxury homes

The new Lookout at Deer Valley Development offers the next best thing to ski in ski out for a new construction luxury second home at Deer Valley Resort.

I recently visited the Lookout at Deer Valley planned unit development.  It is a great option if you are looking to purchase a new construction vacation home at Deer Valley Resort.  They offer both free standing homes as well as twin homes ranging in size from about 4300 square feet to 6200 square feet with 4 to 5 bedrooms.  Prices start in the low $3,000,000’s. The price per square foot for these luxury new homes are about $200 to $400 per square feet less than comparable ski in ski out homes at Deer Valley Resort.  The Lookout at Deer Valley has a club house with an onsite concierge and shuttle service for owners and guests.  It offers the next best thing to ski in ski out because of their convenient shuttle service for owners.  They can pick you up at your Lookout home and drop you off at the ski lift as well as pick you up.  Besides offering a ski shuttle service they will also take owners and guests to and from the Main Street area so they can enjoy a wonderful dinner at one of the many great Park City restaurants.

Free Parking at Park City Utah Ski Resorts

Enjoy free parking at the Park City Ski Resorts which include Deer Valley Resort, Park City Mountain Resort & the Canyons Resort.  They all offer free parking in their parking lots.  I was recently working with some buyers who had asked me about it.  They indicated at the Vail Ski Resort it does cost about $25 per day to park in their parking lot so I thought it might be good to let people know that it is free at the ski resorts in Park City Utah.  Deer Valley Resort offers a free shuttle ride from the parking lot to their Snow Park Lodge as well as free ski storage. The Canyons Resort offers a free cabriolet ride from the parking lot to the Canyons Resort Village area.   The open air lot at Park City Mountain Resort is free and they do offer a paid parking area if you would like covered parking and a shorter walk to the lifts.

Park City’s Free Public Transportation

Enjoy free Public Transportation throughout the Park City Utah area.

One of the best amenities that the Park City area offers to residents and visitors would be the free public transit system.  Besides offering free transportation in town in Park City it’s service also extends into the outlying areas of Park City such as Kimball Junction and the Outlet Mall.  This free transportation will also take you to all the Park City ski resorts which include Deer Valley Resort, Park City Mountain Resort and the Canyons Resort. So from many areas in Park City you don’t even need a car to get around.

New Pre-construction Project at the Village at Empire Pass - Deer Valley

New Pre-Construction Condo Project Release at the end of November in the Village at Empire Pass at the fabulous Deer Valley Resort.

The Flagstaff Condominium project will be launched by East West Partners at the end of November 2007.  This luxury condo development is estimated to be released at a price of about $1600 per square foot.  The Empire Pass area is the hot spot to buy a ski in ski out luxury condo, townhome or single family home.  The prices continue to go up due to it’s incredible location and popularity at Deer Valley Resort.  This project should be ready for use in the 2009/2010 ski season.

Deer Valley Resort Expands Ski Terrain for 2007/2008 season

Deer Valley Resort has added the new Lady Morgan Express ski lift to expand its ski terrain.  Many of the new runs added are both green and black diamond runs.  Read the full article in the Park Record here.

Ski Magazine Rates Deer Valley Resort #1 for 2007

Deer Valley Resort is rated #1 by Ski Magazine for 2007 in its upcoming October issue.  This is the third time that it came in as #1 by Ski Magazine.  As a Park City local, I have to admit it is my favorite place to ski.  They are known for impeccable grooming, amazing food and top notch service.  Deer Valley is a skier only ski resort which is only one of 4 skier only ski resorts in North America. 

Deer Valley in Park City Utah is so easy to get to as well.  The Salt Lake International Airport is only a 30-40 minute drive away.  Many can take a morning flight non-stop and be skiing at Deer Valley Resort that same afternoon.

The Village at Empire Pass in Deer Valley Market Update

The Village at Empire Pass has been the hot market spot at Deer Valley Resort during the 2006/2007 ski season.  In the last 60 days about $115 million worth of product sold leaving only about 33 units in the current Empire Pass inventory. 

The single family home project Paintbrush is sold out.  If you are looking for a free standing single family home in the Empire Pass area then the Nakoma project would be a great place to consider.  It’s one of the best values in the Empire Pass area running around $900 per square foot for these luxury ski in ski out homes which are currently under construction.  They will be 5,400 to 6,200 square feet with five to six bedrooms and are designed by the local architect Jack Thomas.  Christopher Homes is also planning for some freestanding single family homes and they are currently taking $100,000 refundable deposits to hold a spot.

The Larkspur townhome phase one project is sold out and there are six remaining in the second phase. These units also come with the full Talisker Club membership. 

The Arrowleaf A condo project is now sold out and the Arrowleaf B condo project current has remaining two 2 bedroom condos.  These units come with the alpine club component of the Talisker club and require an additional fee to upgrade to the full Talisker membership which includes the private golf membership at Tuhaye.  It is highly recommended to buyers to upgrade to the full membership to help with future resales of properties in the Empire Pass area.

The new Silver Strike condo project at the base of the Silver Strike Express lift will have 34 condos and there are 22 remaining ranging in price from $1,595,000 to $4,250,000.  There was a 5% price increase on Feb.23, 2007 and there will be another 5% increase on March 10th so if interested in these units it’s important to move quickly.  The Silver Strike condo prices include the Full Talisker Club membership.

The Grand Lodge at the base of the Northside lift is scheduled to be completed by June 2007.  There are two developer penthouses for sale at $3,995,000 and a four assignable contracts.

The Ironwood townhome project by the Northside lift has one resale townhome for sale.

The exlusive Red Cloud subdivision released five more lots to be sold ranging in price from $3,950,000 to $4,950,000 and ranging in size from 1.01 acres to 1.95 acres.  These lots come with a Full Talisker membership as well.

Tip on Placing a Deer Valley Second Home in a Rental Pool

If you are planning to purchase a single family home in the Deer Valley Resort area and want to place in a rental pool, then you need to be careful as to which subdivision you buy your home.  Recently, I was at a realtor’s open house day and visited a home that was just re-listed to sell.  The owners had placed their Deer Valley home in a rental pool but the neighborhood CC&Rs didn’t allow it so one of the neighbors threatened to sue.  You certainly don’t want that to happen.

The overall Deer Valley area allows for nightly rentals but various subdivisions within Deer Valley may not allow it or restrict how long and how often you may place it in a rental pool.  It is wise to do your due diligence and read the CC&Rs for the subdivision you are interested in buying a Deer Valley home carefully to make sure it’s okay and will work for you.  Some may even restrict it to one rental per 30 day period of time. 

I’ve talked to some of the property management companies and they said their is a growing demand for Deer Valley single family homes to be placed in a nightly rental pool.   It may be a very wise decision since HOA fees aren’t so high and demand is growing.  They’ve also mentioned to me the condition of the property is also important since people who stay in Deer Valley have a higher level of expectations.

As a buyer’s agent,  I’m very careful to get my clients all the information they need to make a wise business decision on their property purchase in the Park City area.   I’d rather them not make a purchase than make a purchase they will later regret.
