Economic Stimulus Package

President Bush is expected to sign the highly anticipated stimulus package.  The plan now includes rebate checks for 100 million Americans and will also raise conforming loan limits in some areas for Freddie Mac, Fannie Mae, and FHA loans.
Several things must occur before applications with the higher loan amounts can be accepted by any lender:

  1. The internal impacts to Freddie, Fannie and FHA must be assessed to determine the delivery approach to mortgage lenders.
  2. Freddie, Fannie and FHA must communicate their requirements to mortgage lenders.

HUD has 30 days from the final passage of the legislation to provide their official loan limits for all areas. 
Please note that the increases are a temporary solution for some high-cost areas.  The higher loan limits will not be immediately available.  Loan limits may be as high as $729,750; however, this amount will not be a nationwide loan limit.  Increases will be made based on the median area sales prices.
Specifically for Park City, we may be grouped with the Salt Lake Metropolitan Statistical Area (MSA).  If that is the case, the increase in our loan limits will be much lower than the maximum $729,750.  If HUD uses the MSA for coming up with the median area sales prices, our adjusted conforming loan limits may be $477,355.  This is an increase from our current $417,000 conforming loan limit.
Remember nothing you hear (right now) is official! The official loan limits will not be delivered by HUD until 30 days after the passage of the legislation.

Second Home Owner Tip - Your Furnace

One of the most important things when owning a second home or condo in the Park City area is making sure your furnace is working and on during the cold months.  I have found not all second home owners in the Park City area live in colder climates where they need to heat their homes so they are not aware of the importance of their home’s furnace functioning properly. 

It is very critical when you initially purchase a Park City home, condo or townhome to make sure the utility company has been contacted so that there is not a disruption in service for your heating system.  I have seen occassions where the furnace has either not been turned on or accidently turned off during the cold months which has then caused incredible damage from broken water pipes.  Without adequate heat in a home pipes have a high chance of freezing and thus breaking.  The major damage that occurs would be water damage which can cause thousands of dollars in damage to a home but it is so easy to prevent. 

There are many property management companies in the Park City area that can periodially check your home to make sure everything is running properly while you are away.  It is a worthwhile minor expense that can save you thousand of dollars in potential problems.  They can also help advise you on what would be the best temperature to keep your home set at when you are not around to help prevent problems from occuring.

Single Family Vacation Home and Nightly Rentals

If you are looking to buy a single family home in the Park City Utah area and would like to place it in a nightly rental pool, be careful about the neighborhood you choose.  Not all neighborhoods are zoned to allow for nightly rentals in the Park City area.  Placing your vacation home in a nightly rental pool can help generate some income to help off set costs of ownership when you aren’t using the property.  It is best to work with one of the Local Park City Realtors who will help look out for your best interests first so that you don’t end up buying in a neighborhood that will not allow it if that is what you are looking for.  There are also some neighborhoods that don’t allow condominiums to be placed in a nightly rental pool but more do allow it than with single family home neighborhoods in the Park City area.
