October in Park City, what a difference a couple weeks makes! 

I've been meaning to write an update in market conditions for some time, but the answer today is the same as it's been for a few years. Prices continue to steadily rise, inventory is still low. Most values have exceeding their pre-recession highs, but some have not with differing conditions in different developments. Modern finishes continue to command a premium, and there continues to be a considerable amount of new construction.

Many of our clients are interested in buying Park City real estate as an investment. These properties fall into two main categories: long term tenants and nightly (vacation) rentals. For nightly rentals, my rule of thumb is that if you pay cash and don’t use it yourself, after expenses a typical return on investment in Park City is about 2%. I’ve found this figure to be remarkably consistent across a broad range of properties, from fractional ownership at the Grand Summit in Canyons Village to luxury condos in Empire Pass at Deer Valley. With limited owner use, this is often enough to defray your carrying costs. You may do a bit better with a full-time rental property, but of course you wouldn’t be able to use it yourself.

It’s a great time to visit Park City and Deer Valley resorts from now until they close for the season on April 10, 2016.  Now that we’re past the Daylight Savings Time change, the sun sets after 7:30pm and so you can have to best of both worlds of ski season and shoulder season – ski all day, and still have time to check out properties for sale!

Even if where you live the snow may have melted and flowers have started blooming, there’s still plenty of great skiing here in Park City.  Spring is coming here too, but not so quickly.  As we transition into April, crowds start to die down and it’s easier to find lodging.  And since lodging is easier to find, nightly rental properties are easier to get into to view as well.

The New Apex Residences a Ski in Ski out Development at Canyons Village in Park City Utah

The first phase for the Apex Residences at Canyons Village has been released. Buyers can put in their reservation on a residence starting January 15th 2016. The reservation requires a $25,000 refundable reservation deposit.  The residences will be true ski in ski out properties in the Canyons Village area of Park City Resort.  

What's great about this development is the offering of larger sized residences.  I find many buyers struggle to find 4 and 5 bedroom ski in ski out condos and townhomes.  Apex Residences will have 3 bedroom, 4 bedroom and 5 bedroom floor plans.  They range in size from 2087 to 3789 square feet.  The initial pricing for the 1st phase

It's finally here!  In addition to access, the gondola provides new spectacular views of the region.  Looking back toward the Park City side, you see the King Con runs in the foreground and the Uinta mountains in the background.

Now if you start at the Park City side, you can easily take a couple runs on the Canyons side, maybe have lunch at the renovated Cloud Dine on the top of the Dreamcatcher and Dreamscape chairs.  Just in case you end up on the "wrong side" at the end of the day, there's a dedicated bus that will take you back to where you started.  That's in addition to the free Park City bus service.

Whether a quick day-trip or a weekend getaway, fall is a great time to visit.  The town is pretty quiet, which means you can walk right into your favorite restaurant and get a table, though call ahead to be sure that they're open.  It's also easy to get into houses, condos, and especially ski properties since most of the ones on the market will be vacant.  In between you can go on a hike, ride your bike, or take in a show at the Egyptian Theater.  For the budget minded, lodging rates rates are at their lowest.  So come on out and see us!

Did you watch the premiere of Blood & Oil last night and hadn't realized that North Dakota had such beautiful mountains?  That's because the show is the very first to be filmed at the new Park City Film Studios on Rt.248 (Kearns Blvd.) near US-40, across the road from the hospital and the Quinn's Junction Sports Complex.  The pilot was shot here in March, and in coming weeks you may recognize some of the scenes that were shot on locations on Main Street, including the No Name Saloon.

A new neighborhood called Park City Heights is just starting to spring up on the land behind the film studio and up against the mountains the other side of the northeastern end of Lower Deer Valley.  I just checked with the developer, and they anticipate starting

Spring and fall are great times to visit Park City and look at homes for sale.  These are quiet seasons in town and not only are restaurants and trails less crowded, but you're much more likely to be able to get in to see homes for sale since vacation rentals and second homes are likely to be vacant during these times.

Many restaurants in Park City offer discounts during the off-season, often advertising specials in our local paper, the Park Record. It's always exciting to see the white stuff!  In reality, early snows like this are just a tease.  In my experience, the snows that contribute to the snowpack start in late October and early November.  Still, it's always great to see this harbinger of a great ski season ahead.  Get ready!
